This is a great house for a group of 4 or more (but I rent to the whole group; this is not a boarding house where the rooms go one by one)- or for a family with a few kids.

The lease is pretty much standard Virginia rules, but there’s no smoking, water beds, or pets. And, my lease does require you to notify me of any and all problems at once- so I can provide immediate corrective action.
As stated above, the house is rented to everyone (or to a family). If a person wants to leave, it’s their responsibility (or the group’s) to find a replacement party that acceptable to the group and to me, the landlord. I’ve been doing this for decades and it hasn’t been an issue.
I don’t meddle- but I can be easily reached, since I am but a few blocks away.
